Why are Studio Apartments Gaining Popularity in Noida?

Located in the National capital region of India, the city of Noida has the highest per capita income in the NCR. This locality came into existence during the emergency period between 1975 and 1977 as part of Uttar Pradesh’s Industrial Area Development Act. It acts as an IT hub for the region and considered to be a favorite hotspot by several IT, ITeS and BPO companies. It has the advantage of being located near New Delhi, which helped its rapid development over the years. Good power supply, cheap land rates and skilled man power aided the growth of companies in Noida. Real estate market in the region has thrived very well owing to the increased employment opportunities and construction of new companies.

TCS to Lease 2 Million Square Feet of Built-up Space in Thane

  The ITeS sector has resumed its growth after a downfall due to the recession in US. Several companies have started hiring at campuses as they did a few years back. With India signing several agreements with other nations and with increased investment from international companies, the sector has begun to regain its foothold on the economy. IT giants such as TCS, CTS, Infosys and HCL have shuffled their workforce in recent years. 

They have started recruiting graduates in huge numbers to train them for future requirements. The growth of small companies in this sector has also been very high. Several success stories in the SMEs have encouraged young talent to start their own software companies. With an expanding IT sector, there is also an increase in the demand for office space.

IT parks are huge and usually filled with shared office space by different companies. Even big players such as TCS and Infosys have started using rental space instead of constructing their own. It is very common to see such companies rent an entire floor in most of the IT parks in the city. This helps them is spreading their workforce in several locations. It is very much useful for them as a disaster recovery strategy and protects also from single point of failures such as with power and internet. Having a rental place helps them concentrate on their core business while not worrying about the infrastructure themselves. 

Tata Consultancy Services (TCS) is one of the giants in Indian IT ITeS sector. It has several offices throughout the country and has huge employee strength. The headquarters of TCS is located in Mumbai and it also has another 18 other offices in Mumbai and Thane. TCS is supposed to have generated a revenue of about $15.5 billion during the last financial year till the end of March 2015. TCS has now decided to extend its base over 2 million square feet of built-in office space in Thane. 

Talks had been going on for the last two quarters with Hiranandi Constructions over this deal worth several hundred crore. It has been reported that TCS has planned to lease this office space for the next 15 years. This would the single largest space transaction that has taken place in India until now. Plans to extend this deal to another 2 million square feet are also on the cards. 

 The Indian ecommerce leader Flipkart had earlier rented such a ready-to-occupy office space in Bengaluru this May. However the transaction was carried out in two phases. The custom-built office belonging to Hiranandi constructions will provide space for 30,000 employees and will cost between Rs 50 – 55 per square feet. 

Once the deal is signed, Hiranandi constructions will have to provide the space to TCS within two years. Mumbai has experienced an increased absorption of office space during the quarter April – June compared to the first quarter of the year. Much of this has been occupied by BFSI and IT ITeS sector which accounts for over 1.91 million square feet. The recent changes to IT ITeS policy by Maharashtra government will help TCS benefit even more from this deal.

Outskirts of Pune Filling Up Soon

Builders and investors are slowly moving out of Pune looking for greener pastures to construct residential buildings and apartments. The real estate in Pune has been gradually declining over years as there is more traffic going out towards the fringe areas of the city. In the year 2007 – 2008, the Pune Municipal Corporation provided permissions to 4,379 buildings. The number has been slowly reducing over years, with 2014- 2015 seeing the lowest count of 3,866.

When asked about the move, many of the builders and developers had a lot to say. The MD of Gera Developers, Mr. Rohit Gera told that, "The gap between demand and supply has widened. People are concentrating on affordable housing, which is possible only outside the city. There are almost 90,799 homes lying unsold within city limits."

So, even if there are plenty of apartments for sale in Pune city limits, investors are going outskirts simply because of the affordable pricing. Developers say that the cost for building approval and other certifications inside the city are very high compared to the outskirts. They also complain about the extra-long time taken for the paperwork to be completed.

Kolte- Patil Constructions CEO Mr. Sujay Kalele said that, “Development charges and ready reckoners (prices of property for a given area published and regulated by the state) are far higher within city limits. There is a difference of Rs. 4 to 5 lakh. Also, it is tedious and time-consuming to get a plan passed in the corporation. It used to be two or three months five years ago, but now it takes nearly a year."  

He also commented on the fact that the connectivity between the city and the suburban areas has greatly improved over the years. So, most home buyers prefer to look for property in Pune outskirts. Plus, they will also be easily travel to the other cities because of close proximity to the bypass and the national highways.

Replying to these comments by the builders and developers, the city engineer of PMC, Mr. Prashant Waghmare said, “We are providing good infrastructure and services. Therefore, our building charges are higher compared to other corporations.” He also added that since some of the villages outside the city limits have been added to the corporation, so the PMC has not seen a great loss of revenue even if the number of permissions have reduced.

Apart from these technical reasons, there are many reasons for people moving to the outskirts of the city. The first reason is affordable property values. The apartments and flats in Pune outskirts are priced less than those inside the city. So, investors looking to get more value for their money prefer to go towards the fringes of the city.

Another reason why the outskirts of Pune are filling up is lower taxes that the property owners have to pay. Availability of amenities and affordable lifestyle are some of the reasons why many people are investing in properties in Pune outskirts.
